Venture Construction Group of Florida installs TPO and metal roof systems on a Florida condominium complex

Ten condominium buildings, a pool house and a maintenance building suffered damage from an April 2015 wind and hailstorm. The Windjammer Condominium Association in Stuart, Fla., required a 144,069-square-foot roof replacement.

Venture Construction Group of Florida Inc., Stuart, started the project in August 2016. The licensed general contractor conducted 4K/HD drone mapping inspections to detect wind, hail and water damage. The drone assessed the scope of repairs and took high-definition photos for documentation required in insurance restoration.

The Windjammer Condominiums suffered from wind and hail damage in April 2015.

"Drone mapping provides important close-ups and aerial overview footage of the entire structure and allows the team to see multiple, dynamic views of the structure," explains Stephen Shanton, president and CEO of Venture Construction Group of Florida.

All hands on deck

The 10 condominium roofs range in size from 10,896 square feet to 17,486 square feet. The pool house roof is 2,517 square feet, and the maintenance building's metal gable roof is 1,000 square feet.

The 24-person crew removed the Mule-Hide 60-mil TPO single-ply membrane and 2-inch polyisocyanurate insulation board from the tapered low-slope roof system on the condominiums and pool house. The crew replaced the condominium roof with a Mule-Hide 60-mil TPO tapered roof system with a 2-inch insulation base coating system using a singlewide tank spreader.

"We chose TPO coating to help Windjammer save on energy costs and ensure a roof system that can withstand Florida weather for years to come," Shanton says. "TPO reflects the heat well in the Florida sun."

The contractor then removed the mansard-style metal roof system from the maintenance building; the roof system consisted of Englert 1-inch SNAPMax nail strips and metal capping with Mule-Hide TPO over tape, and it was removed down to the plywood. The crew then renailed the plywood on the maintenance building and pool house to comply with current Florida building codes and installed 30 pounds of felt underlayment, Polyglass Polystick TU Plus underlayment, flashing and an Englert Series A1000 1 1/2-inch snap-lock standing-seam metal roof system with a painted 24-gauge Kynar finish and 16-inch coverage panels.

Venture Construction Group of Florida removed all old roofing materials down to the plywood.

All products were installed according to manufacturer's specifications, the Florida Building Code and Miami-Dade County Notices of Acceptance.

First class

The Venture Construction Group of Florida safety monitor is OSHA 30-certified and followed a detailed safety plan. The staff and crew followed all guidelines during the project.

"During the duration of this large-scope project and with on-site residents, safety was a daily priority," Shanton says. "With construction equipment in the parking lots where residents—including children, families and the elderly—come and go frequently, we ensured strict adherence to safety measures."

The crews followed the company's safety plan, including the safety data sheet, product safety data sheet, daily safety log reports, daily safety check-in, project kick-off safety meeting, weekly job-site safety meeting and Occupational Safety and Health Administration standards.

Venture Construction Group of Florida diligently employed safety equipment to protect the residents and crew. The company set up cones, caution tape, caution signs, safety flaggers and scaffolding. On-site safety supervisors implemented additional safety measures and coordinated work with other companies providing interior and exterior restoration work.

Every precaution was taken during deliveries and material loading and while using cranes. When possible, Venture Construction Group of Florida scheduled deliveries for nighttime and other off times to ensure safety and minimize disruptions.

"The crew had to be ready to adapt its schedule to accommodate the daily activities at the job site and the constant changes in weather conditions experienced in Florida," Shanton says.

The 144,069-square-foot roof replacement took 10 months to complete.

Venture Construction Group of Florida remained flexible with the schedule as necessary and was vigilant during the process, ensuring the roof was not exposed to even the slightest chance of rain during tear-off.

Passed with flying colors

Venture Construction Group of Florida completed the job in May 2017 on time and with no safety issues.
